How Bofrid Chooses Tenants: The Selection Process

Merit-Based Selection – Not First Come, First Served

At Bofrid, you don't choose a tenant based on who responded first. Instead, all applicants are automatically ranked according to their Bostadsmerit points – a verifiable measure of how reliable a tenant is.

What is Bostadsmerit?

Bostadsmerit is a scoring system (0-85+ points) based on verified information:

  • Employment/Studies (20 points) – Verified employment or studies via BankID
  • Housing (25 points) – History from the Swedish Population Register + certificates from previous landlords
  • Recommendations (unlimited) – BankID-signed recommendations from references
  • Documents (40 points) – Credit report, payslip, study certificate, criminal record

The higher the score, the higher the tenant is in the queue.

How the Application Process Works

Step 1: The Tenant Applies

When a tenant clicks "Apply" on your ad:

  • Their Bostadsmerit points are calculated automatically
  • They can write a personal message
  • The application goes to review first before you see it

Step 2: You Review Applicants

In your overview on My Pages → My Ad you will see:

  • All applicants sorted by Bostadsmerit (highest first)
  • Their score and ranking (#1, #2, #3...)
  • Profile picture and age
  • Application status

What you can do:

  • View profile – See the complete Bostads-CV with verified information
  • Download CV – PDF with all documentation
  • Proceed to interview – Contact information is exchanged
  • Decline – The application is terminated

Step 3: Interview Stage

When you select "Proceed to interview":

  • Contact information (phone/email) becomes visible to both parties
  • You can schedule a viewing via the Google Calendar integration
  • The tenant is notified that they have advanced

You can have multiple candidates in the interview stage at the same time.

Step 4: Choose Final Candidate

When you have decided, click "Choose this candidate":

  • Only one candidate per ad can proceed to contract
  • Other candidates in the interview stage are automatically declined
  • The contract process starts

Step 5: Contract and Signing

  • Contracts are generated automatically with all information
  • Both parties sign with BankID via Ebox
  • When both have signed, the contract is activated

What You See About Each Applicant

Always visible:

  • Bostadsmerit points and ranking
  • Name and profile picture
  • Age
  • Any personal message

In Bostads-CV (downloadable PDF):

  • Employment history (verified)
  • Housing history (from the Swedish Population Register)
  • References and certificates
  • Approved documents

After interview start:

  • Phone number
  • Email address
